$125,000 under asking, won under competition, with the STA approval verified
An investment buyer secured a split-level Sunshine Beach holiday home for $125,000 under the last advertised asking price, against multiple offers. It worked because we pulled the council history and inspection reports before the offer went in. The building inspections and the historical council searches came first, and they confirmed the renovations had council approval and the short-term accommodation approval, with its letting-room count, was current.
- Suburb: Sunshine Beach, Noosa Shire (Noosa Plan 2020).
- Asset: Split-level house; two levels that can be let separately as holiday accommodation or combined as one large family home.
- Approval: current short-term accommodation approval in place, including its approved number of letting rooms.
- Result: $125,000 under the last advertised asking, secured against multiple offers.
What the clients wanted
The clients were after an investment property in Noosa that earned holiday-let income now and could work as a large family home when they wanted it. Down the track, they also wanted the option to trade into their own place in Noosa. Most properties do one of those jobs well and force a compromise on the rest.
A property built for both uses
The house suited both needs by design. It has two split levels, which the owner can let separately as short-term holiday accommodation or combine into a single large home for the whole family. That gives them room to run two holiday-let incomes, take the house back when they choose, and hold it as an investment or trade into a Noosa home later.
What the council searches confirmed
The plan only works if the holiday-let income is lawful and the building is what it appears to be. A Sunshine Beach buyers agent has to prove both, so Vendee ran detailed building inspections alongside historical council searches. Those searches confirmed the property’s modifications and renovation works had council approval, and that the short-term accommodation approval, with its letting-room count, was still current.
The timing matters because Amendment 2 to Noosa Plan 2020 came into force on 26 September 2025. Since then, ongoing short-term letting is an inconsistent use across much of the shire, and lawful approvals that predate the change are increasingly hard to obtain. By confirming the existing STA approval and its letting-room count against council records, the buyer could rely on the income before signing rather than hope for it afterwards.
Winning under competition
The property drew a multiple-offer campaign. Competition normally lifts the price, but this buyer still paid $125,000 under asking because the ceiling was set before the bidding started. Vendee had already established the evidence-based value and confirmed the approvals and the building through forensic due diligence, so the buyer knew the top number they would pay before bidding, and structured settlement terms the vendor wanted to accept.

What the buyer secured
- A split-level Sunshine Beach holiday home, secured $125,000 under the last advertised asking in a multiple-offer campaign.
- A current short-term accommodation approval, verified by council search, including its approved number of letting rooms.
- Confirmation that the property’s renovations were council-approved, and the flexibility to holiday-let now, use it as a family home, and trade into a Noosa home later.

Frequently asked
Can you still buy a Sunshine Beach property to holiday-let?
Only where it is lawful. Since Amendment 2 to Noosa Plan 2020 (commenced 26 September 2025), ongoing short-term letting is an inconsistent use across much of Noosa Shire, and some streets, body corporate schemes and zones rule it out. A current, lawful short-term accommodation approval has to be confirmed against the planning scheme and council records before contract, and never taken on trust just because the property has been let before. On this acquisition Vendee verified the approval, including its number of letting rooms, by council search.
Why do council searches matter when buying a renovated holiday home?
Because unapproved building work is a hidden liability the buyer inherits. Historical council searches confirm that modifications and renovations were actually approved, and that any short-term accommodation approval is genuine and current. On this Sunshine Beach purchase those searches confirmed the renovation works were approved and the STA approval was real before the buyer was committed.
How do you win a multiple-offer campaign without overpaying?
You decide the highest price you will pay before you enter the contest, then hold to it. On this Sunshine Beach acquisition, Vendee’s forensic due diligence set the evidence-based value up front, so the buyer could bid against a firm number and offer terms the vendor valued. The result was a purchase at $125,000 under the last advertised asking, against multiple offers.
Why is Sunshine Beach a strong holiday-home market?
Noosa Plan 2020 planning protection, an established holiday-let market, and tightly held stock of roughly 1,760 dwellings. Per realestate.com.au data for the 12 months to March 2026, the house median was $2,900,000 across 45 sales, up 10.4 per cent year on year.
