Amanda Conroy

Amanda came into buyers agency from development. Her career began in senior corporate strategy roles, including with L'Oréal, before she moved into property development and investment across Australia and internationally.

She has built, subdivided, developed, lived in and held property across multiple markets. That is a different apprenticeship from transacting it, and it shows at due diligence and at negotiation, where the risk a buyer is actually carrying has to be read off the documents rather than taken on trust.

Amanda relocated to Noosa herself and is building her own home in Sunshine Beach. She navigated the same contract law differences and market opacity that interstate buyers face without representation, which shapes how Vendee approaches every interstate engagement.

Jo Yates

Jo covers the Sunshine Coast for Vendee. She has spent fifteen years as a property developer across New South Wales and Queensland, sourcing, appraising and developing units and houses for resale.

The useful part is what that work required. Securing property below market value, then running the project: scope, contractors, budget and programme, through to sale. She has been on the buying side of that negotiation and the paying side of that build, repeatedly, with her own money at risk.

So Jo prices the renovation before the offer goes in. What the fix costs, and what that spend returns, is settled at inspection rather than discovered after settlement. Renovation scope, design correction and resale positioning come back as numbers rather than as opinion.

Alongside that she has run production teams and an agency, which is where the discipline comes from. Deadlines, budgets and other people's money, delivered on schedule. An acquisition is a project, and it either runs to a programme or it drifts.
